The Airbnb Changeover Linen Checklist for Sydney Hosts
Linen is the part of a short-stay property guests judge fastest and hosts plan for least. Here is the stock, the routine and the timing that make a changeover boring, which is exactly what you want it to be.

A guest forgives a scuffed skirting board. They do not forgive a sheet that smells like it dried slowly. Linen is where cleanliness is judged, and it is the one part of a changeover that cannot be rushed at the last minute.
Start with stock: three sets per bed
One set on the bed, one clean in the cupboard, one in the wash. With two sets you are always one spill away from a problem; with three, a same-day changeover is routine and a damaged sheet is an inconvenience rather than an emergency.

Buy all of it in the same white. Mixed whites photograph badly and age at different rates, and white is the only colour you can treat aggressively when something goes wrong.

The changeover checklist
Before checkout
- Confirm the next check-in time, a same-day turnaround changes everything that follows
- Have the next set of linen already clean, folded and in the property
- Tell your cleaner and your linen service the changeover time, not just the date
At the changeover
- Strip every bed, including beds that look unused, guests sit on them
- Check sheets and towels in daylight for make-up, fake tan and sunscreen marks
- Bag used linen separately from rubbish so nothing gets thrown out by accident
- Count what comes off so you know what has to come back
Making up
- Mattress protector and pillow protectors on first, checked for stains
- Fitted sheet pulled square, a crooked sheet is the first thing a photo shows
- Top sheet or doona cover pressed, not just folded out of a basket
- Towels stacked in matching sets, one bath and one hand towel per guest
- A spare set of towels where guests can find them without asking
After
- Set aside anything stained for treatment rather than putting it back in rotation
- Note which items are thinning or greying, guests notice before you do
- Book the next collection before the next booking, not after
Why same-day changeovers break home laundry
Between a 10am checkout and a 3pm check-in you have perhaps four usable hours. A domestic machine takes an hour a load, a queen sheet set takes longer than that to dry properly on a humid Sydney afternoon, and that is before the beds are made.
The way out is not a faster machine. It is having the next set already clean in the cupboard, and sending the used set out to come back for the booking after next. Stock solves timing problems that no amount of hurrying does.
Presentation folding is not the same as folding
Linen folded for storage comes out with creases where it was folded. Linen folded for presentation comes out looking like a hotel did it, because the fold lines fall where they do not show once the bed is made. It is a small difference that photographs well and costs nothing extra when the service does it as a matter of course.
Stain triage, before it rotates back
- Make-up and fake tan: the most common marks in short-stay linen. Treat them, do not just rewash them.
- Sunscreen: turns white linen yellow over time and gets worse with heat. Separate those items immediately.
- Anything you cannot shift: retire it to the bottom of the stack or out of the property. A grey sheet costs more in reviews than a new one costs to buy.

Handing the linen off

How many sets of linen does a short-stay property need?
Three per bed is the working rule: one on the bed, one clean in the cupboard, one in the wash. Two sets will survive an ordinary week and fail the first time you get a same-day changeover or a spill, which is when it costs you a review.
Should Airbnb hosts wash linen themselves?
It works at one property with gaps between bookings. It stops working the first time a checkout and a check-in land on the same day, because a domestic machine and a Sydney drying day cannot deliver pressed sheets in four hours. That is the point most hosts move to a linen service.
How much does an Airbnb linen service cost in Sydney?
